What is roof rejuvenation?

It’s a treatment applied to the surface of aging asphalt shingles. The product is designed to work into the shingle and help restore some of the oils that are lost through normal weathering — the oils that keep a shingle flexible rather than brittle.

How does roof rejuvenation work?

After the roof is assessed and cleared of loose debris, the treatment is sprayed evenly across every shingle slope at the coverage rate the product specifies. It absorbs into the shingle rather than sitting on top of it the way a coating or paint would.

What types of roofs can be rejuvenated?

Asphalt shingle roofs — both 3-tab and architectural. Metal, tile, wood shake, and flat membrane roofs are not candidates. If you’re not sure what you have, we’ll identify it during the assessment.

How long does the application take?

Most single-family homes are finished in a few hours on one day. There’s no tear-off, no dumpster, and no debris field, so you don’t need to move out or clear the driveway for a week.

How long does roof rejuvenation last?

That depends on the roof’s starting condition, its ventilation, and how much sun and weather it takes. Rather than quote a number we can’t stand behind, we’ll tell you at the assessment what we’d expect for your specific roof and when we’d want to look at it again.

How much does roof rejuvenation cost?

It varies with roof size, pitch, and condition, but it is a fraction of what a full replacement costs in this market. You get a written price after the free assessment, before anything is scheduled.

Can every roof be rejuvenated?

No. A roof with structural damage, active leaks, widespread cracked, cupped, or missing shingles, or a compromised deck needs repair or replacement instead. Treatment can’t rebuild a shingle that has already failed mechanically.

Does roof rejuvenation replace the need for a new roof?

Eventually every roof gets replaced. Rejuvenation is a maintenance step that can help an aging but serviceable roof keep performing in the meantime. It’s not a permanent alternative to replacement.

Will roof rejuvenation fix leaks?

No. Leaks come from failed flashing, penetrations, or damaged shingles, and those are repair items. We identify them during the assessment and they get addressed before any treatment is applied.

Do I need to be home during the application?

You don’t have to be, though most homeowners like to be there for the walkthrough at the start and end. We just need access to the property and to the areas we’ll be setting up in.

Is roof rejuvenation safe for my shingles?

The treatment is designed specifically for asphalt shingles and is applied at a specified coverage rate by a trained crew. That’s the important part — over-application or the wrong product does more harm than good, which is why this isn’t a DIY job.

How do I know if my roof is a good candidate?

Age is the first signal: asphalt roofs roughly 12 to 20 years old are the most common candidates. Beyond that it comes down to whether the shingles are aging rather than failing, which is what the assessment determines. We’ll show you the photos and tell you plainly either way.
